Hotel Brokerage California: Hotel Property Receivership & Management

Scope of Work:

Hotel Property Sale and Bankruptcy Case – Hotel Real estate brokerage and Liquidating Agent bankruptcy assignment for the Lighthouse Lodge and Suites, Pacific Grove, CA

Description of Project:

Anthony Dimond a Hotel Consultant and lead Property Management expert with HTL Hospitality Advisors was appointed as the Liquidating Agent for the bankrupt estate by the U.S. Bankruptcy Court Northern District San Jose Division (Case NO. 09-52610 SLJ).  The assignment consisted to prioritizing and paying creditors as well as selling the 104-room, upscale, boutique, hotel located on the Monterey Peninsula in Northern California.  HTL Hospitality Advisors was retained to manage and renovate the property during the bankruptcy proceedings.  During its management tenure, the average daily room rate was increased over 40% and occupancy increased more than 10%.

Hotel Brokerage Hampton Inn Texas - Hotel Consulting Receivership

Scope of Work:

Property Sale and Receivership Case – Real estate brokerage and receivership for the Hampton Inn, Richardson, TX

Description of Project:

Joel Hiser a Hotel Broker of HTL Hospitality Advisors was appointed by the District Court of Dallas County as receiver for the estate (Case No. – 10-02351).  The receivership order also directed that the hotel be sold with court approval.  The 128 room, focused service, hotel was managed by HTL Hospitality Advisors while under receivership. In the two and one half years while under management, the property’s annual revenues increased almost 40% and the profit margin improved substantially.   Mr. Hiser negotiated retention of the Hampton franchise until the property was sold and converted into a Wingate Inn. Joel Hiser represented the receivership estate in the sale of the property to Sundip Kumar at a price of $4,250,000. The sale price equated to approximately two times the annual revenue.

Hotel Broker Mark Beadle Successful Escrow Closed Best Western Tennessee

Scope of Work:

Success close of escrow – Best Western  – Morristown, Tennessee 

Description of Project:

Mark Beadle, a Hotel Broker with HTL Hospitality Advisors is pleased to announce the recent sale of the Best Western Plus in Morristown, Tennessee.   HTL represented the seller, WALL-RAM, a Tennessee General Partnership in the transaction which saw the 112-unit property close on March 31st.  The buyer of the property was a Nashville based investment entity.   The hotel was in excellent condition and was to retain the Best Western Plus brand.  The operating statistics for the property reflect that the hotel ran at 50 percent occupancy and realized an $85 average daily rate.  The property traded in the mid 2 times room revenue multiple.  HTL also provided the financing source for the transaction.

Hotel Consulting & Brokerage - Joel Hiser - Bankruptcy Court

Scope of Work:

Hotel Property Sale and Receivership Case: Days Inn Hotel and Conference Center, Las Cruses, NM receivership and property disposition – Second District Court County of Bernalillo.

Description of Project:

HTL Hospitality Advisors represented by David Dean a Hotel Consultant and Joel Hiser a Hotel Broker was appointed receiver (Case No.:CV-2010-1644) for this 160 room, full service hotel and conference center which included a restaurant, lounge and 7,637 square feet of meeting space. HTL Hospitality Advisors was retained to operate the property through the foreclosure and on behalf of the bank until the sale date.  Joel Hiser and Mark Beadle, as real estate brokers for HTL Hospitality Advisors, sold the asset to Southwest Lodge Inn, Inc. on behalf of bank.  The management company improved operating profitability of the asset, completed substantial renovations and qualified for a liquor license with the state of NM. The receiver was also responsible for recovering lost funds of the estate.

New SBA Hotel Loan Best Western Southern California

Hotel Loan – Best Western – Southern  California

Description of Project:

Veno Nathraj, a Hotel Broker with HTL Hospitality Advisors, is pleased to announce the placement of a new loan for Best Western Joshua Tree in Yucca Valley, California. HTL worked with a national lender to place a new loan on the 94-unit property which closed on June 1st 2015. The borrower received an SBA loan for the full amount requested. The rate and terms were highly competitive compared to other lenders.
