Scope of Work: Yatish Nathraj a Hotel Broker: Just secured a $2Million SBA 7(a) loan for 25-years at WSJ P +1.25%(v) Description of Project: Yatish Nathraj, a Hotel Broker & Loan specialist with HTL Hospitality, recently secured $2,000,000 SBA loan to refinance a 65 rooms, limited service, Quality Suites located at 3602 SE Military Dr. , San Antonio, Texas. HTL was able to identify a Los Angeles based Bank with branches in Houston and Dallas that was willing to address all the borrower’s issues. In completing the loan placement, HTL was able to work with the lender to structure loan terms that allowed for the borrower to secure refinancing money. The term of the 7a SBA loan was 25-years WSJ P +1.25%(v) DCR of the property was 2.04. HTL was paid directly by the lending source and thus, the borrowing entity was not responsible for payment of any commission charges. Joel Hiser a Hotel Broker: Just Secured a Commercial Real Estate Loan

Scope of Work:

Joel Hiser a Hotel Broker: Just  secured a commercial real estate loan for $2,175,000

Description of Project:

Joel Hiser, a Hotel Broker & Loan specialist with HTLHA, recently secured $2,175,000 SBA loan for the purchaser of the 100 room, limited service, La Hacienda Inn located at 4914 San Bernardo Avenue, Laredo, TX.  Due to the age of the asset, it was a challenge to secure a loan which met the specific requirements of the borrower. HTL was able to identify a Los Angeles based Bank with branches in Houston and Dallas that was willing to address all the  borrower’s issues. In completing the loan placement, HTL was able to work with the lender to structure loan terms that allowed for the borrower to secure purchase money financing in excess of 80% of the acquisition price. The term of the 7a SBA loan was 25-years. HTL was paid directly by the lending source and thus, the borrowing entity was not responsible for payment of any commission charges.

Hotel Broker-Yatish Nathraj: Just Sold Holiday Inn Express 29 Palms

Yatish Nathraj a Hotel Broker: Just Sold - Holiday Inn Express – Twentynine Palms, California

Description of Project:

Yatish Nathraj a Hotel Broker in Southern California with HTL Hospitality Advisors is pleased to announce the recent sale of the Holiday Inn Express 29 Palms, California.  HTL represented both the seller and buyer, local Corporations in the transaction, which saw the 84-unit close on December 1st 2015.  The buyer of the property was a Southern California based investment entity.   The Hotel was built in 2010 with a 20-year license from IHG. The buyer received a (PIP) Property Improvement Plan from InterContinental Hotels Groups, which was a very minimum amount. The Property sold on a 8.25% cap rate or a 3.83x Gross Multiplier.  HTL also helped place the Financing in this transaction.
